Real estate has always been our “bread and butter” and over the years we have refined and expanded our investment strategy. While we rely heavily on fundamentals, we strive to develop and implement new and creative value-add strategies with each project we’re involved with. Our target is to lower the risk basis and increase the expected ROI for the property through innovative techniques developed specifically for that property type and situation.

Depending on our level of interest we may engage in a thorough due diligence process. Initially however, please be ready to provide the following:
- Investment type (speculative, cash flow, value add, distressed, etc)
- Property Description (including: type, age, current management, special situations, etc.)
- Location/Market Characteristics
- Current operating statements and previous 3 year history
- General Lease terms
- Current zoning
- Applicable Brokerage Fees (Sergi Enterprises will protect all brokerage relationships)
